As per the latest updates, the original Golden Visa Program which had gained popularity is no more active in its original form. Earlier, an investor could invest between Euro 280,000 to Euro 500,00 into a real estate asset in Portugal and subsequently get the golden visa which would give them residency rights and a path to citizenship in Portugal. Though the golden visa is still available in different forms, it is not the preferred route for real estate investment anymore.

Our partners can assist you with applying for a NIF number (Portuguese tax number), with formation of a company in Portugal, applying for a VAT number, applying for Social Security as well as opening of a bank account in Portugal ie both a personal bank account or a Company bank account

Yes, foreigners can easily invest in real estate in Portugal. Individuals need to first apply for a tax number also called a NIF number and post that they can purchase a property in Portugal. Foreigners can also incorporate a company in Portugal and purchase real estate in the company. They would need to apply for a tax number or NIF for the company followed by a bank account for the company.

Non-residents who purchase a property in Portugal must pay a flat rate of 25%. In Portugal, foreign property owners who use their real estate as their permanent residence in the country become tax residents of Portugal and must file taxes in Portugal. This means they are subject to Portugal’s applicable tax regulations and obligations.

Portugal has a special tax program and regime called the Non-Habitual Residents (NHR) program. Under the NHR Program in Portugal, a special tax rate of 20% applicable to employment and self-employment income. 

A tax exemption (with progression) on foreign-source income (e.g. professional income, rental income, capital gains, interest, dividends, as well as other investment income), provided certain conditions are met.

In most cases, capital gains on the sale of securities are taxable at a flat rate of 28%.
A flat tax rate of 10% on pensions from a foreign source, as well as to other payments from pension funds and similar retirement schemes.

An individual who is approved for the NHR scheme can avail the above benefits during a 10-year period starting from the year of their registration as tax resident of Portugal. Post year 10, individuals then become eligible for the normal taxation for Portugal residents without any special benefits
